You shouldn't have to manage a contractor to renovate your home.
F.R. Young Homes is a renovation project management firm serving St. Louis. We coordinate the design, trades, permits, and timeline — so you get one point of contact, transparent pricing, and a renovation that actually finishes the way it was promised.

Most renovations don't go sideways because of construction. They go sideways because no one is actually managing them.
If you've talked to a contractor and walked away with more questions than answers, you're not crazy.
The renovation industry runs on inflated bids, hidden markups, missed timelines, and disappearing communication. Most homeowners aren't paying for bad work — they're paying for nobody being in charge.
That's the gap FRYH fills.

We're project managers and general contractors.
You need both.
ONE POINT OF CONTACT
Your dedicated project manager owns every trade, every decision, and every update. You make one phone call. Not seven.
TRANPARENT PRICING
We pay the subs for you and provide you with the receipt. We charge a flat 25% project management fee on top. No hidden markups, no marked-up materials, no surprises.
BUILT TO FINISH
Realistic timelines, written scopes, weekly progress updates. We finish what we start, when we said we'd finish it.
How do we run a renovation?
1
Discovery Call
We learn your goals, your home, and your budget. No pressure, no quote yet.
2
Scope + Pricing
We build a detailed scope and a transparent budget - line items, allowances, and out project management fee laid out clearly.
3
Project Management
We coordinate trades, schedule permits, manage inspections, and communicate daily/weekly. You get a single project manager from demo to final walk-through.
4
Final Walkthrough
We don't disappear when the work is done. We do a punch-list walkthrough and don't close the project until you're satisfied.

We publish how our pricing works. Most contractors won't.
FRYH operates on a flat 25% project management fee. We manage the money for the entire project and provide you with receipts. There are no hidden markups on materials, no marked-up labor, no "contingency cushions." If you've ever wondered where your money actually goes on a renovation, this page will answer it.

WE'VE GOT YOU COVERED
What's the difference between a project manager and general contractor?
A project manager handles the planning and coordination side of a renovation — ordering materials, building the schedule, managing the budget, and keeping you updated every step of the way. A general contractor manages the job site itself, ensuring subcontractors follow the plans, work efficiently, and deliver quality craftsmanship. At F.R. Young Homes, you get both.
How does FRYH's pricing work?
F.R. Young Homes does not mark up labor or materials — those costs stay true to what your subcontractors charge. We bid your project using our vetted network of preferred subcontractors to determine an accurate total estimate, then charge a flat 25% project management fee on top of that total.
That fee covers two things most homeowners don't realize they need: a dedicated project manager to handle the administrative work behind every renovation, and a licensed general contractor on-site to ensure every trade follows the plans and meets a high standard of quality.
How much does a kitchen remodel cost in St. Louis?
A standard kitchen remodel in St. Louis typically costs $30,000–$50,000+, assuming you keep the existing layout. Final pricing depends on your cabinet selection, flooring, and the level of your finishes.
Custom kitchen remodels — where the floor plan changes or square footage is added — generally range from $50,000 to $100,000+, driven by the cost of cabinetry, countertops, flooring, and high-end finishes.
